Gemcon Property handed over forty-eight apartments in Dhanmondi six weeks ahead of the contracted date — the division's third consecutive early completion.
The building is the first in the group's portfolio with a fully metered rainwater harvesting system: collection off the roof, filtration in the basement, and a meter on the outflow so residents can see how much of the building's non-potable demand the monsoon is actually covering. Early readings put it near a third across a full year.
Early is a design decision
Handing over early is rarely about working faster. On this project the sequence was fixed before ground was broken: services roughed in before the internal walls closed, a single fit-out contractor across all forty-eight units, and snagging run floor by floor as the building topped out rather than in one exhausting sweep at the end.
A handover date the buyer can plan a life around is worth more than a marketing brochure. We would rather promise later and deliver earlier.
Every unit was handed over with its snag list closed. The division's next two projects, both in Dhaka, are being scheduled on the same basis, and the rainwater system is now standard specification rather than an option.
