Accessibility Statement
The standard this site is built to, what we have done to meet it, and where we know we still fall short.

Our commitment
We build people, and people do not all read, click and navigate the same way. This website should be usable whether you browse with a mouse, a keyboard, a screen reader, a magnifier or a phone in bright sunlight — and it should not be an afterthought bolted on at the end.
The standard we build to
We target WCAG 2.2 Level AA. That is the level we test against and the level we hold new work to before it ships. Where a page falls short of it, we treat that as a defect rather than a limitation.
What we have done
- Every page starts with a skip link straight to its main content.
- The page is built from real landmarks — banner, navigation, main, footer — and one
h1per page with headings in order below it. - Menus, dropdowns, carousels and modal dialogues can be operated from the keyboard, and Esc closes anything that opened over the page.
- Focus is always visible, and it never gets trapped somewhere you cannot leave.
- Text and interface colours meet AA contrast, and any image carrying text over it gets a scrim behind that text.
- Motion is decorative, never load-bearing, and every animation on the site stops when your device asks for reduced motion.
- Interactive targets are at least 44 by 44 pixels on touch screens.
- Forms have real labels, describe their own errors in words, and never rely on colour alone to report one.
Where we know we fall short
We would rather list these than pretend they are not there:
- Some older PDF disclosures were produced before we set this standard and are not fully tagged. We will supply any of them in an accessible format on request.
- Embedded maps come from a third party and inherit that provider's keyboard behaviour. The full address and a directions link sit next to every map, so nothing is only available inside one.
- Archive photography from before 2015 does not always have descriptive alternative text. We are working through it.
